ERIS Loan Risk Assessment
The ERIS Loan Risk Assessment is designed to assist Lenders in making preliminary judgement
and due diligence on environmental risks pertaining to a specific property and the adjacent properties within
a 250 metre radius. A qualified environmental consultant reviews a standard ERIS report, fire insurance maps,
city directory searches and topographic maps to determine the elements of risk associated with a property.
The ERIS Loan Risk Assessment provides information on enforcement actions or infractions, contamination and
environmental investigations that have been publicly registered. It specifically summarizes whether or not
the property would be considered an elevated or low risk in terms of environmental concerns. An elevated risk
of environmental concerns usually encourages the purchaser to conduct further investigation through Phase I and
Phase II environmental assessments, to help determine if remediation may be required. The total cost of the
report is $750 and is delivered within 10 business days. For large sites that do not fit within the standard 250m radius,
a CUSTOM report will be required. A quote will be provided as a result.
